Boiler repair Hammersmith

Hello! I have recently bought a reposessed house and the main services were switched off. For the water there’s a notice on sinks /boiler that says that the water has been drained off and a qualified plumber needs to refill it. Do you have any idea how much this would cost? Thanks!

Hey, ciao girl! How’s it going? Congrats on the new house!

William has over-simplified it a tad, but isn’t far off.

The "use a plumber" warning is probably a caveat from the water company. Certainly in an unheated house (especially with the Winter we’ve just had!) there could be burst pipes just waiting to flood the premises when you turn the water on; with no mains water pressure some of these won’t leak or hardly leak at all.

Also, some appliances such as boilers or maybe the radiators, can develop ‘air locks’ and need bleeding. This isn’t a huge job but is pretty important for safety re. the boiler.

So, flush the toilet, then go and find the main stop tap and turn it on slowly until you can hear the toilet filling, all the while looking for/listening for leaks (they could be in the attic too so check there as well!) When you’re satisfied, turn the water fully on, then go and check again for leaks. Go around the house opening taps to flush the system out and make sure the water is emptying from the sinks etc too.

Get a plumber in to service the boiler, again for safety’s sake. Tell him that that the place has been unoccupied, that the water has been off, so he can do any bleeding of the boiler if necessary. Bleeding the radiators is pretty easy so you can do it yourself, though you need to add an anti-corrosive liquid to be safe, again important if you don’t know the properties history.

This isn’t the cheapest option but the dangers from a badly working boiler (i.e. death from carbon monoxide) isn’t worth the risk, esp with such an unknown quantity as this unoccupied house.

I am not sure why a qualified plumber would need to do this as you only need to turn the water on at the main which is normally under the sink unit or in a basement. However, it could be that there are loose fittings or a burst pipe somewhere in the house. To call out a plumber should not be more than fifty pounds but any work that he does would be extra. I suggest asking a friend to help you. One of you will turn the water on while the other looks and listens for any sound that may signify leaking pipes.

i’m assuming that means that the water was turned off by the water department OUTSIDE THE HOUSE. call the water department and them what needs to be done. never heard of having to have qualified plumber turn the water back on. call the water company.
